You need portfolio work and zero local fame. Free shoots feel dirty; cold spam feels worse. Can you get into real houses without begging agents to fire their shooter?
Yes—if you ask for access to practice and build a book, not for their account. Vacant listed homes in your target price band are the cleanest ask. Invoice psychology matters as much as the favor.
Frame it clearly: new photographer, building a portfolio, may I shoot 123 Main while it is vacant and already photographed? Do not inconvenience them or pitch a replacement. If the talk goes further, offer more than you ask for—without sounding needy.
Friendly agents can pull vacant, actively showing listings in a price range and point you at those listing agents. Your buying agent may do that portal search even if they will not introduce you as competition to their friend. Use the list for respectful cold calls about practice access only.
Some brokers assume free means not worth paying. Steep discounts can beat pure free. Always invoice at full rate, then coupon down so value stays visible. Prefer having some portfolio first when you can; if not, vacant already-listed homes lower their risk versus trusting you on a live unshot listing.
A long drive for one friend’s vacant listing can still launch the book. Later, a “fifteen percent off first three homes” exchange for access starts relationships when you no longer need samples. Referral discounts for agents who share your name keep growth mutual.
