How Much Should You Charge for Exclusive Real Estate Photography Work?

Business strategy

A company wants you exclusive: no other agencies, maybe no personal clients. The rate is “good”—but not better than your combined book. Do you sign, negotiate a fortune, or walk?

Thread rule of thumb: exclusivity is only rational if they pay for it. Otherwise you sacrifice rights for their convenience. Some would not work with anyone presumptuous enough to demand it unpaid.

Pay for the handcuffs

Multiples of your goal

One framing: only consider exclusivity if they pay two to three times your annual profit goal, under contract for at least a year. You are shrinking to a single customer and letting other relationships go cold. If they bail after twelve months, you rebuild from near zero with no revenue cushion.

Retainers

Another approach: ask for a retainer that covers what you would earn—or lose—by not working elsewhere during the exclusive period. If they will not fund the gap, they are not buying exclusivity; they are requesting a free non-compete.

Why even 3× can be a bad trade

Long-term business is diversified relationships. Torpedoing that for one contract is risky even at a premium. Photographers have refused well-paying exclusive offers because other RE work combined paid more—and kept the pipeline alive.

Walk-away posture

Freelancer means free to choose clients. Abiding by exclusivity demands either charges up the wazoo or surrenders rights. You can always say no; they decide whether to keep booking you based on your other work. Your portfolio and delivery still speak.

Quick reference

• No pay for exclusivity → usually decline.

• Ballpark ask: 2–3× annual profit goal, ≥1 year contract.

• Or a retainer covering blocked outside income.

• Single-client risk can outweigh even a fat premium.

• Well-paid exclusive < diversified book for many shooters.

• Non-solicit yes; unpaid category lockout no.

Price exclusivity like the business risk it is. If the number does not replace—and then exceed—what a free calendar earns, keep your independence and let them hire an employee instead.
