You itemize a gate fee, a tower fee, a parking fee—and the agent feels nickeled and dimed before you unpack the camera. Another photographer charges more with one number and eats the same ten minutes. Same margin, different relationship.
Thread veterans lean toward simplicity: flat packages, geographic radius, average difficulty across the week. Fees are not evil—they just need a job agents understand.
Airline-style surcharges trigger the same reflex in real estate: hidden pain at checkout. Waiting four minutes at a guard shack or riding an elevator is part of many markets—not an exceptional event worth a line item. Rolling those minutes into base rate or quote math feels fairer even when the total is identical.
Flat fees across similar units—one bedroom versus two, same pay on a multi-unit day—work because hard and easy jobs average out. You walk away with strong day rate; nobody sees a boarding fee for the elevator.
Transparent travel fees outside a defined zone are the most accepted surcharge—distance is objective, gates are not. Publish radius and per-mile or zone bands so agents self-select.
If you arrive, cannot enter, and leave, a penalty or trip charge is defensible. The agent failed a deliverable you both agreed on. That is different from taxing every gated community because one office forgets guest lists.
Amenities, twilight, rush turnaround—named products with named prices. Agents choose them; they do not feel taxed for showing up.
If you do not publish flat national pricing, adjust quotes for condos, towers, and known difficult communities without labeling an access fee. Software and spreadsheets can flag property type; the invoice stays clean.

Charge what you need—just decide whether agents see access as your problem or theirs. Simple pricing wins trust; precise pricing wins margin when it is honest and rare.
